Case studies & relevant experience

Proven experience across high-value, programme-critical and operationally complex schemes.

The point isn't just that we've seen similar projects. It's that Vanor knows where complexity converts into cost, delay, risk and funding uncertainty.

CASE STUDY · 01 Mayfair, London W1

The Westbury Hotel, Mayfair

Hospitality · Repurpose & New Build · Mayfair W1

Client: private hotel owner
Sector: Hospitality — luxury hotel, repurpose and new build
Scheme size: 196-room luxury hotel (relaunching as St Regis London); new double basement, rear and two-storey extensions, new grand entrance, signature restaurant, bar and wellness facilities; BREEAM Excellent
Role and period: Project management, client interface and completion — role held by Barry Winters prior to Vanor; programme advisory and delivery oversight by Graeme Kyle prior to Vanor
Focus: Audited the project position, built the close-out strategy, supported the refinancing with funder and investment-committee reporting, set a governance and escalation rhythm, and drove the project towards completion and commissioning readiness.
"The role was to bring clarity to complexity — helping the client evidence control, protect confidence and establish a credible route through refinancing, completion and opening."
CASE STUDY · 02 Covent Garden, London WC2

The Other House, Covent Garden

Hospitality · Refurbishment, Extension & Listed Repurposing

Client: hospitality operator
Sector: Hospitality — refurbishment, extension and listed-building repurposing
Scheme size: 146 high-end long-stay rooms across seven buildings on an island site, four of them listed; large extension, new basement levels, new structure and façade works, high-end fit-out; BREEAM Excellent
Role and period: Project management, design and delivery coordination — Barry Winters prior to Vanor; governance, programme controls and delivery assurance — Graeme Kyle prior to Vanor
Focus: Made the interfaces visible and owned: mapped dependencies across listed fabric, structure, MEP and fit-out, set a reporting and escalation rhythm, and ran completion governance focused on quality, schedule and the client's opening requirements.
"On complex multi-building schemes, interface management is not an administrative task — it is the critical determinant of whether you achieve completion."
CASE STUDY · 03 City of London, EC4

100 Fetter Lane, EC4

Commercial · Grade A Office & Retail · City of London

Client: institutional developer
Sector: Commercial — Grade A office and retail redevelopment
Scheme size: 146,000 sq ft Grade A office, 3,800 sq ft retail and 7,700 sq ft landscaped terraces; demolition of 100–108 Fetter Lane, two new basement levels, 12 upper storeys plus roof plant, new pedestrian route and pocket square
Role and period: Project management and procurement strategy — prior role, pre-construction through main-contract procurement
Focus: Set the project route map from the outset, defining sequence, decision gateways and financial commitments; led the contractor procurement strategy and the report and recommendation for the main contract; coordinated design, logistics and interface planning.
"Commercial redevelopment demands a clear route map: consents, design, procurement, sequencing and financial gateways all need to align before construction commitment."
