Project Overview & Mandate

Sector

Hospitality — refurbishment, extension and listed-building repurposing

Location

Covent Garden, London WC2

Scheme Size

146 high-end long-stay rooms across seven buildings on an island site, four of them listed; large extension, new basement levels, new structure and façade works, high-end fit-out; BREEAM Excellent

Our Role and Period

Project management, design and delivery coordination — Barry Winters prior to Vanor; governance, programme controls and delivery assurance — Graeme Kyle prior to Vanor

The Problem

Seven buildings of different ages and four listed structures created dense interfaces between heritage fabric, new structure, services and fit-out. Interface failures, not individual packages, were the main threat to completion.

What We Did

Made the interfaces visible and owned: mapped dependencies across listed fabric, structure, MEP and fit-out, set a reporting and escalation rhythm, and ran completion governance focused on quality, schedule and the client's opening requirements.

Outcome

Interfaces controlled and escalated before they compromised completion; a clear completion position for the client. [Owner to add: completion date and opening outcome.]
